T-Max Lending LLC has successfully arranged financing for the construction of an mixed-use commercial complex in Decatur, Illinois. The loan was structured at an 8.9% interest rate with an 85% loan-to-value (LTV), a 24-months term, and a six-month extension option. The financing covers the project’s development costs, with repayment structured from lease-up proceeds following the commencement of operations.

Situated on 5.82 acres, the new development will feature a diverse mix of commercial floors, professional office suites, and fitness and wellness facilities. Additional amenities include conference and meeting rooms, communal green spaces, playgrounds, and seating areas. Construction is scheduled to begin in December, with project completion expected by mid-2026.


The proposed mixed‑use development is ideally sited along Jasper Street, a key corridor in Decatur that’s currently being revitalized under the city’s Great Streets, Great Neighborhoods initiative. The site is positioned to capitalize on Decatur’s ongoing economic revitalization, with increasing demand for modern office space, fitness and wellness facilities, and lifestyle-oriented retail. Its proximity to public transportation and regional employment centers enhances accessibility for tenants and visitors, while the visibility from main roads provides strong branding and marketing potential for commercial occupants.


 Additionally, this location gives easy access to Decatur’s Downtown Historic District, roughly bounded by Merchant, Water, Wood, and Church Streets. The downtown area’s density of commercial buildings, civic spaces, and historic architecture ensures strong walkability and visibility from surrounding neighborhoods.


The transaction was sourced by a broker, who joined T-Max Lending as a broker last month.
