T-Max Lending Provides $24,000,000 Loan for Construction of 400-unit Rental Property in Atlanta.

T-Max Lending successfully facilitated the financing of a 400-unit luxury apartment complex in Atlanta, with the developer securing over $24 million for the project.


Brittany Thomas, a top broker from Fraction Capital Group, represented the borrower in sourcing the $24 million loan. The developer will use the 5-year agency loan, which includes four years of interest-only payments, to refinance the property.


T-Max Lending’s Senior Managing Director Mason Simmons and Senior Vice President Jackson Valerie led the negotiations for the financing. "Refinancing part of an existing development can be challenging," Mason remarked. "However, the luxury appeal and prime location of the property made it a highly attractive asset for lenders."


Located just 20 minutes from the Ebenezer Baptist Church in Atlanta, the property includes 400 upscale one-, two-, and three-bedroom apartments, all featuring high-end appliances and premium interiors. The community also offers a range of amenities, including a 7,000-square-foot clubhouse, fitness center, pet washing station, package service, pet park, parking lot, resort-style outdoor swimming pool, and a home theater with a 133-inch projection screen.
